Dear Home Seller,

The rollar coaster ride of today's real estate continues.

In the current local real estate market, the percentage of distressed sales (foreclosures and short sales) vs. regular sales is changing.  More and more regular homeowners are being successful selling their homes.  Foreclosure and short sale prices are stabalizing and, yes it is true, rising.

It is now a Sellers Market.  A home properly priced will sell.   Although the values have not risen to what they once were, some subdivisions have real est ate values up 30% since last November. 

As always, it is my goal to help you reach your personal real estate goals.  If you are interested in considering selling your home, I would love to have the opportunity to talk with you.  Never any pressure, just information.

2013 seller stories.....

EB......long-term unemployment resulted in EB needing to do a short sale.  I've been doing these for years now and fully understand the process.  If you or someone you know is interested in considering this option, I am able to keep you informed throughout the journey.

M&NB.....mother went to assisted living and the home needed to be sold.  Seller did not want to paint, replace carpet, etc.  we priced the home at fair market value and it went under contract in less than 2 weeks for full listing price.

CC....looked at the numbers, discussed options, elected to rent the house.  Renting is an option I fully understand and can help you navigate.
