Step One--Initial Consultation

During this time of social distancing -- the initial consulation occurs with phone calls and emails.

It is good to begin the process by actually meeting with you at the RE/MAX Center office located just one minute off of Interstate 85 ..... 1140 Old Peachtree Road, Duluth, Georgia.  During this initial consultation I will listen carefully to your personal real estate goals.  Depending on the number of questions you have for me, please schedule 30 minutes to an hour.  If you have the time we can often find a house or two to view that very day.  RE/MAX Center also has offices in Braselton and Johns Creek.

Step Two--Get qualified with a Mortgage Lender

Loan prequalification letters are almost always needed when making an offer on a property.  Deciding on your Mortgage Lender enables you to be educated in your loan product choices and comfortable with the numbers at the price point you choose.  When selecting where to get your mortgage the best interest rates and low closing costs are both extremely important, but good service and ability to close the mortgage on time are also significant issues.  Additionally, it is my belief that if you feel comfortable with the Loan Originator and Loan Processor this invasive process is easier.  Also, it is my desire to work with Loan Officers that are available when we are looking at properties - frequently nights and weekends, and weekend nights.   There are several Mortgage Lenders I am happy to refer you to, but of course I have my favorite.

Step Three--Chart your personal course

Now it is time to chart your personal course depending on your individual real estate goals and timeline.  If you need to close in 30 days the stragedy will be different than if you are under lease for another 6 months.  Whatever your situation, it is my joy to help you clarify your goals and outline your journey.

Step Four--Locate your home

Our search for your new home begins with an extensive look into the homes currently on the market including For Sale By Owners.   Although you may hear agents make statements like: "All agents are pulling information on available homes from the same database", I have a different philosophy.  At least once a year for the past 25 years I have located a home for a Buyer that was not in FMLS/MLS.  I will go the extra mile for you, looking for your home as hard as I would look for my own home. Ask me to tell you the stories and outline what I am willing to do to help you find your dream home.  

Step Five--Make the offer

Taking into account the recent comparable sales, the current real estate snapshot as well as multiple other factors, we will work together to create an offer that fits the goals you have outlined. I will prepare that offer for you and process the offer in a timely manner, while consistently looking out for your best interests.

Step Six--Negotiate the offer

Almost everything is negotiable in a contract for real property.  While working together, thinking outside the box (another place to ask me about stories) we will draft an offer that will enable you to reach your real estate goals. When the negotiations are complete and all of the items have been agreed upon, I will review the final Purchase and Sale Agreement with you before asking for your legal signature.

Step Seven--Satisfy all contingencies, special stipulations, and terms of the contract.

This is an involved process with several deadlines that, when missed, can cause the Buyer to lose some rights. At the very beginning I will give you a list of important dates and we will work together all the way to a successful closing.

Step Eight--Walk Through

The day of closing or the day before, one more trip to the house to do a final walk-through is a wonderful idea.

Step Nine--Closing

In the state of Georgia "Closing" (where ownership of property is legally transferred from Seller to Buyer) usually occurs at an attorney's office.  When there is a mortgage involved, the attorney works for the lender.  I will assist you in locating a good attorney, finding the office, and having the paperwork completed correctly and in a timely manner.

However, on occasion circumstances demand a change from the ordinary.  One of my favorite stories is my favorite lender and I closed a home in a hospital room with a new mother whose baby came early.  That baby is now 21 years old and that lender is still my favorite.

Step Ten--Post-Closing

After closing I will walk you out to your car, sometimes you have questions.  Also, if there is an item that needs attention after closing I am happy to work with you until the situation is resolved.
